What is the difference between a land registry search and a mortgage registry search?

The land registry search describes the property physically (category, taxable value, area). The mortgage registry search shows legal encumbrances: mortgages, liens, foreclosures. When buying a property it is useful to have both.

Is the cadastral value used to calculate IMU?

Yes. IMU is calculated by multiplying the revalued cadastral income (increased by 5%) by a coefficient depending on the property category, then applying the municipal rate.

Can I update cadastral data if it is incorrect?

Yes. You must submit a DOCFA form through a qualified technician (surveyor, architect). Updating is mandatory after renovations that change the property's taxable value.

Step-by-step procedure

Access the Agenzia delle Entrate portal

Go to agenziaentrate.gov.it and log in with SPID or CIE. From the home page go to Services > Land registry > Personal consultation.

Personal consultation is free and shows all properties registered in your name.

Select the property and generate the report

From the list of your properties select the one you want. You can download the land registry report as a PDF. If searching someone else's property, use the "Search by subject" service (paid) or search by address.

Alternative: in-person office

You can go to an Agenzia delle Entrate office without an appointment. A simple search is free for the owner and costs around €1 for third-party properties.
